What goes in a HIP?
A HIP includes documents that are required when homes are bought and sold. Some documents
are mandatory and others optional. The mandatory documents are:
An index (i.e. a list of the contents of the HIP)
A sale statement (summarising the terms of sale)
Evidence of title
Standard searches (i.e. local authority enquiries and a drainage and water search)
An Energy Performance Certificate (EPC)
Commonhold information (where appropriate)
A copy of the lease (where appropriate)
Documents that are optional include: A Home Condition Report (HCR) Additional leasehold,
information Guarantees and warranties Other searches relevant to the particular area What is an Energy Performance Certificate?
The Energy Performance Certificate (EPC) is part of a Home Information Pack. The
certificates are commissioned by the seller (or their agent) from an accredited Energy
Assessor, who visits the property to collect the relevant data and creates the
certificate. This data includes the date, construction and location of the house and
relevant fittings (heating systems, insulation or double glazing, for example). We will
co-ordinate the visit of an accredited Energy Assessor to visit your property if an EPC is
included in the HIP service you are ordering. |
